  • Excellent problem-solving skills and flexibility to manage competing priorities.
  • Experience supervising maintenance teams or vendors.
  • Familiarity with state licensing surveys and readiness procedures.

Responsibilities

  • Preventive Maintenance & Facility Operations: Develop and implement a preventive maintenance program for HVAC, plumbing, electrical, and life safety systems.
  • Daily walkthroughs of interior, exterior, and parking areas to monitor safety and upkeep.
  • Maintain a Maintenance Log with all work orders and ensure timely completion.
  • Oversee contracted services for elevators, landscaping, HVAC, pest control, and other vendors.
  • Ensure community grounds, entrances, and common areas are clean, safe, and well-maintained.
  • Safety, Compliance & Emergency Preparedness: Train staff on fire safety, disaster response, and evacuation procedures; conduct regular fire drills.
  • Maintain compliance records and readiness by keeping safety logs and system tests current.
  • Manage survey readiness and readiness procedures for state licensing.
