Job summary

Mosaic Management is seeking a Maintenance Manager to lead preventive maintenance, safety initiatives, and vendor oversight for a large community in Surprise, AZ. The role emphasizes safety, regulatory readiness, and reliable facilities operations.

You will manage daily maintenance tasks, drive upkeep of HVAC, plumbing, electrical and life safety systems, and coordinate with contracted services to keep common areas safe and compliant.

Qualifications

• High school diploma or equivalent.
• Minimum 2 years of maintenance experience in a large community, preferably healthcare-related.
• Knowledge of OSHA, ADA, fire safety codes, and life safety regulations.
• Ability to safely operate maintenance tools, cleaning equipment, and safety systems.
• Ability to assist with resident evacuation and ensure environmental safety.
• Excellent problem-solving skills and flexibility to manage competing priorities.
• Experience supervising maintenance teams or vendors.
• Familiarity with state licensing surveys and readiness procedures.

Responsibilities

• Oversee preventive maintenance programs for HVAC, plumbing, electrical, and life safety.
• Conduct daily walkthroughs for safety and upkeep.
• Maintain maintenance log and manage work orders.
• Oversee contracted services for elevators, landscaping, HVAC, pest control, and other vendors.
• Ensure grounds and common areas are clean, safe, and well-maintained.
• Develop, implement, and train staff on fire safety, disaster response, and evacuation procedures per local regulations.
• Conduct regular fire drills and maintain compliance records.
• Maintain survey readiness by ensuring safety logs, systems testing, and compliance documentation are current.

• Preventive Maintenance & Facility Operations
• Perform daily community walkthroughs (interior, exterior, and parking areas) to monitor safety and upkeep.
