Job summary

Astoria Senior Living in Omaha, NE, an Agemark Senior Living community, seeks an experienced, hands-on Maintenance Director to lead our maintenance operations and help provide a safe, comfortable environment for residents, families, and team members.

You will supervise Maintenance, Housekeeping, and Laundry, maintain building systems, ensure safety and compliance, coordinate suite turnovers, and manage vendor partnerships and budgets.

Qualifications

• Leadership experience in maintenance or facilities management.
• Working knowledge of building systems (HVAC, plumbing, electrical).
• Strong organizational, communication, and problem-solving skills.
• Hands-on leader who is approachable and dependable.
• Flexibility to respond to emergencies and changing priorities.

Responsibilities

• Lead & Support Your Team: Supervise Maintenance, Housekeeping, and Laundry staff while ensuring work is completed safely and effectively.
• Keep Our Community Running: Maintain buildings, grounds, systems, and equipment including HVAC, plumbing, electrical, vehicles, and appliances.
• Maintain Safety & Compliance: Oversee safety inspections, fire drills, emergency preparedness, and OSHA/building compliance.
• Coordinate Suite Turnovers: Ensure resident suites are prepared for move-ins and support move-ins/outs.
• Manage Vendors & Budgets: Coordinate with contractors and vendors while managing maintenance expenses.
• Support Residents & Team Members: Respond promptly to maintenance needs and foster a supportive community.

What You'll Do

• Lead & Support Your Team: Supervise Maintenance, Housekeeping, and Laundry staff while ensuring work is completed safely and effectively.
