Job summary

CountryHouse Council Bluffs is seeking a hands-on Maintenance Director to lead the maintenance, housekeeping, and laundry teams, ensuring a safe, well‑maintained environment where residents and staff can thrive.

You will oversee building systems (HVAC, plumbing, electrical), perform preventative maintenance, manage vendor relations and budgets, coordinate emergency responses, and maintain compliance with safety codes to keep the community running smoothly.

Qualifications

• Previous leadership experience in maintenance, facilities management, or a related field.
• Working knowledge of HVAC, plumbing, electrical, mechanical systems, and general building maintenance.
• Strong leadership, communication, and organizational skills.
• A proactive problem-solver who takes pride in delivering quality work.
• Ability to prioritize multiple responsibilities in a fast-paced environment.
• Experience working with vendors and outside contractors.
• Willingness to participate in an on-call rotation and respond to emergencies as needed.
• Valid driver's license with an acceptable driving record.

Responsibilities

• Lead the Maintenance, Housekeeping, and Laundry teams while creating a positive, service-focused culture.
• Maintain the community's buildings, grounds, equipment, vehicles, and building systems, including HVAC, plumbing, electrical, and appliances.
• Complete preventative maintenance and respond promptly to maintenance requests.
• Ensure resident apartments are clean, repaired, and move-in ready.
• Coordinate vendor services, repairs, and department purchasing.
• Maintain compliance with OSHA, life safety regulations, fire codes, and other applicable standards.
• Conduct routine safety inspections, emergency preparedness activities, and fire drills.
• Maintain maintenance records, work orders, and department documentation.
• Manage department budgets and ensure projects are completed efficiently and cost-effectively.
• Assist with transportation and other community needs as required.
