Job summary

CountryHouse Council Bluffs, an Agemark Senior Living community, is seeking a hands-on Maintenance Director to lead Maintenance, Housekeeping, and Laundry teams. You will manage building systems, safety compliance, and vendor relations to keep residents comfortable and staff supported.

You will oversee preventative maintenance, on-call coverage, and budgeting while fostering a service-focused culture that values quality, safety, and timely problem-solving in a dynamic senior living environment.

Qualifications

• Previous leadership experience in maintenance or facilities management.
• Working knowledge of HVAC, plumbing, electrical, and building systems.
• Strong leadership, communication, and organizational skills.
• Proactive problem-solver who delivers quality work.
• Able to prioritize multiple tasks in a fast-paced environment.
• Experience working with vendors and contractors.
• Willingness to participate in on-call rotations and emergencies.
• Valid driver\'s license and acceptable driving record.

Responsibilities

• Complete preventive maintenance and respond to requests.
• Keep resident apartments move-in ready.

• Ensure OSHA and fire code compliance.
• Conduct safety inspections and drills.
• Maintain maintenance records and work orders.
• Manage department budgets and project costs.
• Assist with transportation and other community needs.

What You'll Do

• Lead the Maintenance, Housekeeping, and Laundry teams while creating a positive, service-focused culture.
• Maintain the community's buildings, grounds, equipment, vehicles, and building systems, including HVAC, plumbing, electrical, and appliances.
• Complete preventative maintenance and respond promptly to maintenance requests.
• Ensure resident apartments are clean, repaired, and move‑in ready.
• Coordinate vendor services, repairs, and department purchasing.
• Maintain compliance with OSHA, life safety regulations, fire codes, and other applicable standards.
• Conduct routine safety inspections, emergency preparedness activities, and fire drills.
• Maintain maintenance records, work orders, and department documentation.
• Manage department budgets and ensure projects are completed efficiently and cost‑effectively.
• Assist with transportation and other community needs as required.

What We're Looking For

• Previous leadership experience in maintenance, facilities management, or a related field.
• Working knowledge of HVAC, plumbing, electrical, mechanical systems, and general building maintenance.
• Strong leadership, communication, and organizational skills.
• A proactive problem‑solver who takes pride in delivering quality work.
• Ability to prioritize multiple responsibilities in a fast‑paced environment.
• Experience working with vendors and outside contractors.
• Willingness to participate in an on‑call rotation and respond to emergencies as needed.
