A Brief Overview

The Maintenance Director is responsible for maintaining the physical condition of assets in a safe, attractive, and comfortable condition. Accountable for achieving financial, operational, and maintenance metrics. Responsibilities include establishing preventive maintenance programs, safety, compliance, performing property and equipment inspections, maintaining the project inventory, supervising personnel, assigning maintenance tasks, preparing work schedules, and ensuring compliance with all maintenance-related policies. The typical scope of responsibility is less than 500 units.

What You Will Do

  1. Manage staff including recruiting, hiring, training, coaching, evaluating, and disciplining, up to and including termination of direct reports.
  2. Oversee financial performance and operations within the property’s budget, focusing on maximizing cash flow after debt service, and operate within purchasing guidelines.
  3. Schedule, train, supervise, and evaluate maintenance personnel, ensuring compliance with training requirements.
  4. Ensure property response and completion time goals are met.
  5. Prioritize work orders and follow up on assignments to ensure timely completion.
  6. Manage purchase orders and vendor relationships, ensuring contract compliance and overseeing work scheduling and billings.
  7. Establish emergency on-call procedures and oversee all company-owned equipment and tools.
  8. Supervise the make-ready process for vacated units.
  9. Conduct regular property inspections and manage resident service systems.
  10. Implement preventive maintenance procedures and maintain accurate records.
  11. Ensure safety conditions are addressed promptly and all safety policies are followed, including conducting safety meetings and inspections.
  12. Drive for the company using a company vehicle or personal/rental vehicle for company business more than 50% of the time.

Qualifications

  1. Bachelor's Degree in Business Administration, Engineering, Construction Management, or related field preferred.
  2. Equivalent experience in maintenance of residential or public structures required if no degree.
  3. Minimum 5 years' experience in building maintenance required.
  4. Experience managing teams preferred.
  5. Knowledge of electrical, HVAC, plumbing, carpentry, and general maintenance.
  6. Ability to work outdoors in all weather, lift up to 50 pounds regularly, and work occasionally over 50 pounds.
  7. Willingness to work on-call shifts as needed.
  8. Strong organizational, leadership, communication, and interpersonal skills.
  9. EPA HVAC Certification and OSHA-10 Certification required.
  10. Valid driver’s license and ability to drive for work required.

Compensation & Benefits
