A Brief Overview
The Maintenance Director is responsible for maintaining the physical condition of assets in a safe, attractive, and comfortable condition. They are accountable for achieving financial operation and maintenance metrics. Responsibilities include establishing preventive maintenance programs, ensuring safety and compliance, performing property and equipment inspections, maintaining the project inventory, supervising personnel, assigning maintenance tasks, preparing work schedules, and ensuring compliance with all maintenance-related policies. The typical scope of responsibility is less than 500 units.
What you will do
- Manage staff recruitment, hiring, training, coaching, evaluation, and discipline, including termination of direct reports.
- Oversee financial performance and operations within the approved budget, focusing on maximizing cash flow after debt service and operating within purchasing guidelines.
- Schedule, train, supervise, and evaluate all maintenance personnel, ensuring compliance with required training.
- Ensure property response and completion times meet established goals.
- Prioritize work orders and follow up to ensure timely completion.
- Oversee, prepare, and approve Purchase Orders in line with budget and company guidelines.
- Establish emergency on-call procedures.
- Supervise all company-owned equipment and small tools, coordinating or performing maintenance inspections and records.
- Supervise the make-ready process for vacated units.
- Conduct regular documented inspections of the property.
- Manage systems to handle resident service requests effectively.
- Establish preventive maintenance procedures and maintain accurate records of requests and expenditures.
- Manage vendor relationships, ensuring contract compliance and oversight, including communication, scheduling, billing, and insurance certifications.
- Assist in performing annual/semi-annual site compliance inspections.
- Support all aspects of property maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency repairs.
- Contribute to resident retention programs.
- Ensure timely correction of unsafe conditions.
- Ensure compliance with company policies, procedures, and safety rules.
- Conduct safety meetings and report regularly on safety metrics.
- Provide technical guidance and inspect work for quality assurance.
- Practice proper safety techniques according to policies and standards.
- This position requires driving a company or personal/rental vehicle for company business more than 50% of the time.
Qualifications
- Bachelor's Degree in Business Administration, Engineering, Construction Management, or related field preferred.
- In absence of a degree, proven experience in maintenance of multi-unit residential or similar structures required.
- Minimum of 5 years' experience in building maintenance required.
- Experience managing teams preferred.
- Knowledge of electrical, HVAC, plumbing, carpentry, and general building maintenance.
- Ability to perform outdoor work in all weather, lift up to 50 pounds regularly, and perform physical tasks.
- Willing to work occasional on-call shifts.
- Self-motivated, detail-oriented team player with strong organizational skills.
- Excellent communication and interpersonal skills.
- EPA HVAC Certification required.
- OSHA-10 Certification required.
- Valid driver’s license in state required.
Compensation
We offer competitive and equitable compensation. The typical salary range is $64,187 - $75,835, excluding benefits and bonuses. Final salaries depend on experience, skills, and location. We also provide a comprehensive benefits package.
