Job summary

KETTLER seeks a Maintenance Assistant to support property upkeep, respond to resident service requests, and assist with repairs. This role requires on-call availability and a focus on safety and customer service.

The Maintenance Assistant collaborates with the Maintenance Manager to address HVAC, electrical, plumbing, and appliance issues and contribute to turnover projects for market-ready units. Proactive problem-solving and timely communication are essential.

Qualifications

• EPA/CFC Type I & II certification preferred; must obtain within 180 days.
• Basic knowledge of appliance, electrical, and plumbing repair.
• Valid driver’s license; must live within 30 minutes of the property.
• Outstanding customer service and timely, accurate responses.
• Must handle after-hours emergency maintenance calls; nights/weekends on rotation.
• Must have reliable transportation to respond to on-call emergencies.
• Must carry a cell phone for on-call maintenance.
• Ability to use a computer.
• Good English communication skills, both verbal and written.
• Ability to walk grounds and stairs, lift 60 lbs., climb ladders over 10 feet.

Responsibilities

• Handle multiple residential service requests daily.
• Respond to maintenance requests in HVAC, electrical, plumbing and appliance repair; troubleshoot and repair or escalate as needed.
• Participate in all maintenance projects.
• Prepare vacant units for market-ready status through turnover repairs and improvements.
• Perform preventive maintenance on all property systems.
• Repair general property grounds, apartments, and building exteriors.
• Demonstrate strong customer service by treating residents with respect and handling questions with urgency and accuracy.
• Other duties as assigned.

Job description

The Maintenance Assistant, under the direction of the Maintenance Manager, is responsible for general maintenance, repairs in apartments and buildings, and responding to service requests of residents.

Compensation:

$28/hr.

Responsibilities:

• Handle multiple residential service requests daily.
• Responding to resident requests for maintenance and service within the areas of HVAC, electrical, plumbing and appliance repair by troubleshooting the problem and taking appropriate action to repair and/or restore service within the quality and time standards established by the organization; escalates problem to supervisor or outside contractor as necessary.
• Participating in all maintenance projects.
• Prepare vacant units for market ready status through turn-over repairs and improvements.
• Preventive maintenance repair on all systems at the property.
• Performing general repair of property grounds, apartments, and building exteriors.
• Demonstrating customer services skills by treating residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency.
• Other duties as assigned.

• Must be responsible for taking calls for after hour’s emergency maintenance; including nights and weekends on a rotational basis.
• Must have personal/reliable transportation to get to work in order to respond to on-call emergencies as they occur.
• Must carry a cell phone as required for on-call maintenance.
• Ability to use a computer.
• Good English communication skills, both verbal and written.
• Ability to walk the grounds and apartments, ascend stairs around the property, lift 60 lbs., climb ladders over 10 feet, and perform other general physical activities.
