Position Summary: The Maintenance Assistant provides quality maintenance services to the community, ensuring high standards of cleanliness, safety, and appearance in accordance with all laws, regulations, and Century Park standards. Reports to the Maintenance Director.
Qualifications
- High school diploma or equivalent
- Minimum of one (1) year maintenance experience
- Proven knowledge of mechanical, electrical, and plumbing systems (preferred)
- Knowledge of local building codes and ordinances (preferred)
Primary Job Responsibilities
- Assist Maintenance Services Director with maintenance programs for heating, cooling, water, gas, electrical, mechanical, grounds, carpentry, painting, sprinklers, fire alarms, plumbing, building exteriors, etc.
- Identify needed repairs or replacements in apartments, common areas, landscaping, signage, sidewalks, driveways, parking areas, fences, curbs, retaining walls, etc.
- Complete work orders from residents and staff
- Perform minor repairs on appliances such as icemakers, dryers, washers, dishwashers
- Prepare apartments for residency, including wall repairs, painting, plumbing, electrical, cabinetry, appliance repair, and carpet/draper replacement
- Assist with preventive maintenance to refurbish or replace deteriorating items and prevent costly future repairs
- Promote energy conservation efforts community-wide (e.g., pipe insulation, lighting management, thermostat settings, door/window management, water conservation)
- Advise supervisor on equipment repairs or low supplies
- Complete special projects as directed (e.g., room alterations, major repairs)
- Routine cleaning and dusting of fire sprinkler heads
- Assist in housekeeping duties as needed
- Handle incoming freight
- Lift and move heavy furniture and equipment
- Maintain grounds cleanliness
- Assist with landscaping and lawn maintenance
- Ensure outside traffic areas are free of debris, snow, ice, and hazards
- Assist with floor maintenance (e.g., shampooing carpets, stripping, waxing)
- Assist with resident move-in and move-out processes as necessary
Additional Requirements
- Valid driver’s license in current state with satisfactory driving record per Century Park standards
- Ability to make independent decisions when necessary
- Knowledge of maintenance practices, procedures, laws, regulations, and guidelines relevant to assisted living communities
- Ability to implement and interpret maintenance programs, goals, policies, and procedures
- Proficiency in general maintenance responsibilities, resident rights, safety, and sanitation
- Maintain confidentiality of proprietary and confidential information
- Follow company policies, including harassment and compliance procedures
- Adhere to Century Park’s Code of Ethics and complete required compliance training
