Introduction

The Department of Facilities and Fleet Management supports Prince William County government by providing safe and sustainable facilities and fleet services. To fulfill that purpose, the Department hires a diverse, highly trained, highly skilled, and engaged workforce.

The Property Management Division is seeking a Maintenance and Operations Specialist to deliver maintenance and small renovation projects. About This Role

The Maintenance and Operations Specialist plans, coordinates, and oversees maintenance, repair, and small renovation projects in County leased facilities. This position is the Division's presence at the job site and the point of contact who keeps a project moving from request through closeout.

The Successful Incumbent Will Be Able To

• Define scopes of work for maintenance and small renovation requests and build realistic schedules for work in occupied buildings.
• Oversee contractors and trades staff on site, verify installed work against County standards and contract requirements, and resolve field conditions before they affect cost or schedule.
• Apply working knowledge of commercial building systems, including HVAC, plumbing, electrical, structural, and life safety systems, to evaluate conditions and recommend repair or replacement.
• Work with landlords, property managers, and building owners at leased facilities to resolve maintenance and repair responsibilities under the terms of the lease.
• Verify work in place against amounts billed, and route documentation for approval.
• Maintain accurate project records, estimates, inspection documentation, photographs, and warranty information in the Division system of record.
• Communicate clearly with building occupants about schedule, disruption, and cost, and provide status updates that leadership can rely on.
• Provide direction and technical guidance to less experienced maintenance staff and to vendors performing work on County property.
• Identify recurring failures and recommend process, standard, or capital improvements that reduce cost and downtime across the portfolio.
• Stay current with codes, industry practice, and advances in building systems and materials, and apply them to County work.

This position includes access to a County vehicle and a County issued cell phone for the performance of assigned duties. Minimum Requirements

High school diploma or G.E.D. and two years of experience with hands on work in commercial building maintenance, facility operations, or the building trades, including experience coordinating or overseeing maintenance and repair work performed by others.

Preferences

• Five or more years of experience in commercial building maintenance and operations.
• Experience preparing cost estimates and scopes of work for maintenance and small renovation projects.
• Experience working with building tenants, landlords, property managers, and building owners to resolve maintenance and repair issues.
• Experience reviewing and processing contractor pay applications and invoices.
• Experience directing the work of contractors, vendors, or less experienced maintenance staff.
• Experience using a computerized maintenance management system or a facility management system of record.
• Experience using an energy management system or building automation system.
• Proficiency with the Microsoft Office suite, including Outlook, Word, Excel, and Teams.
• Trade licensure or certification in a relevant discipline, such as HVAC, electrical, or plumbing, or a recognized facility management credential.

Special Requirements

• Must possess a valid driver's license and pass a DMV record check.
• Must pass a pre-employment physical.
• Must be able to lift a minimum of 50 pounds regularly and up to 80 pounds as applicable, and to climb, balance, kneel, crouch, crawl, and work at heights and in confined mechanical spaces.
• Background checks, which may include but are not limited to criminal history, credit history, education verification, license verification, and fingerprinting.

Work Schedule

The standard work schedule is Monday through Friday, 7:00 a.m. to 3:30 p.m. Work hours may be adjusted to accommodate project work in occupied buildings, including occasional evening and weekend work. This position is primarily field-based and is not telework eligible on a routine basis.

Starting Salary Range

$25.44 - $36.98 per hour
