Job summary

Prince William County Government is seeking a Maintenance and Operations Specialist for the Property Management Division to deliver maintenance and small renovation projects across county facilities. You will define scopes, schedule work in occupied buildings, and oversee contractors to ensure quality and on-time delivery.

The role requires hands-on experience with commercial building systems (HVAC, electrical, plumbing) and strong coordination with landlords and tenants.

Qualifications

• High school diploma or GED and two years of hands-on work in commercial building maintenance, facility operations, or the building trades, including coordinating or overseeing maintenance and repair work performed by others.
• Experience coordinating or overseeing maintenance and repair work performed by others.

Responsibilities

• Define scopes of work for maintenance and small renovation requests and build realistic schedules for work in occupied buildings.
• Oversee contractors and trades staff on site, verify installed work against standards and contract requirements, and resolve field conditions.
• Apply working knowledge of commercial building systems, including HVAC, plumbing, electrical, structural, and life safety systems, to evaluate conditions and recommend repair or replacement.
• Work with landlords, property managers, and building owners at leased facilities to resolve maintenance and repair responsibilities under the terms of the lease.
• Verify work in place against amounts billed, and route documentation for approval.
• Maintain accurate project records, estimates, inspection documentation, photographs, and warranty information in the Division system of record.
• Communicate clearly with building occupants about schedule, disruption, and cost, and provide status updates that leadership can rely on.
• Provide direction and technical guidance to less experienced maintenance staff and to vendors performing work on County property.
• Identify recurring failures and recommend process, standard, or capital improvements that reduce cost and downtime across the portfolio.
• Stay current with codes, industry practice, and advances in building systems and materials, and apply them to County work.
