Position Overview:

• The Maintenance & Facilities Coordinator is responsible for performing routine maintenance across campus facilities and outdoor grounds. This role supports a team of facility and project managers by assisting with a wide range of building maintenance tasks and special projects. Responsibilities include identifying facility-related issues, initiating repairs, and ensuring all areas remain safe, clean, and fully functional.

• Able to perform job duties in a variety of environmental conditions, including extreme heat or cold, as well as dusty, dirty, or wet environments. Maintains focus and safety standards regardless of working conditions.

• Candidates must demonstrate adaptability (change agility), self-awareness, and strong communication skills. The position requires the physical capacity to work in rugged environments and the ability to comply with all company policies and procedures. Previous maintenance experience is preferred.

• Genuinely enjoys this type of work and is always eager to learn new skills and techniques.

Key Responsibilities:

Maintenance

• Thorough Facility Cleaning to uphold the quality of the United brand Willing and able to clean a wide range of facility areas, including offices, warehouses, locker rooms, outdoor spaces and rooftops to maintain a safe and sanitary environment.

• Floor and Surface Cleaning Broom sweeping, mopping, and disinfecting surfaces to uphold cleanliness standards in high-traffic and shared areas.

• Equipment Cleaning Cleans and maintains maintenance tools and equipment to ensure safe and efficient operation.

• Refrigerator Cleaning (Interior & Exterior) Cleans both the inside and outside of refrigerators regularly to maintain hygiene and prevent odors or contamination. Maintenance and Facilities Coordinator 2

• Outdoor Groundskeeping Removes weeds, trash, and debris from parking lots and landscaped areas. Ensures outdoor spaces remain tidy and safe.

• Snow Removal Shovels snow and applies snow melt to walkways and parking areas to prevent slips and falls during winter weather

• Waste Management Empties trash cans and removes garbage from all facility areas, including parking lots, restrooms, and break areas.

• Supply Management Restocks, organizes, and monitors cleaning and maintenance supplies to ensure proper inventory levels are maintained.

• Develop a solid understanding of the Global Biorisk Advisory Council (GBAC)

HVAC

• HVAC System Monitoring Regularly observes HVAC system operation to ensure efficient performance, proper airflow, and temperature regulation. Identifies unusual noises, odors, or performance issues.

• Filter Replacement Changes air filters on a scheduled basis to maintain indoor air quality and optimize system efficiency. Keeps track of filter types and replacement timelines.

• HVAC Unit Inspections Performs routine inspections of HVAC units to identify signs of wear, needed maintenance, or potential malfunctions.

Plumbing

• Basic Knowledge of Plumbing and Shut-Offs Understands how residential and commercial plumbing systems function. Able to locate and operate main and fixture-specific water shut-off valves in case of maintenance or emergencies.

• Drain Maintenance Performs routine maintenance to prevent clogs and backups, including use of drain cleaners and plungers. Monitors drainage speed and addresses slow drains promptly.

• Fixture Maintenance Inspects, adjusts, and replaces common fixtures such as faucets, showerheads, and toilets. Understands basic repair techniques for leaks, drips, and worn components.

• Routine Plumbing Assessments Conducts regular inspections to identify plumbing issues, ensure prop

Electrical

• Basic Understanding of Breakers and Fuses Familiar with how circuit breakers and fuses protect electrical circuits by interrupting power in case of overloads or short circuits. Able to identify tripped breakers or blown fuses and take appropriate action.

• Power Shut-Off Procedures Knowledgeable in safely shutting off power at the main breaker panel. Can identify and isolate circuits when needed to ensure safe conditions for electrical work or emergencies.

• Awareness of Electrical Hazards Understands the potential dangers of electricity, including shock, arc flash, and fire hazards. Follows safety precautions to prevent injury, including proper use of insulated tools and PPE.

• Assistance in Electrical Troubleshooting Capable of helping trace and identify common electrical problems such as faulty outlets, switches, or connections under supervision. Can use basic tools like voltage testers and multimeters to assist in diagnostics.

Equipment Operation

• Safe Ladder Usage Understands and follows ladder safety protocols, including proper setup, angle, and secure placement. Maintains three points of contact while climbing and uses ladders appropriately for the task and height requirements.

• Basic Forklift & Scissor Lift Knowledge Familiar with basic forklift operations and safety practices. Willing to undergo certification and training to Inspect and operate forklifts in compliance with safety regulations. Understands the fundamentals of scissor lift operation. Open to training and certification for safe inspection and use in elevated work tasks.

• Tool & Equipment Cleaning Regularly cleans tools and equipment to maintain functionality, safety, and prolong service life. Ensures all items are stored properly after use

Everyday Repair Skills

• Attention to Detail in Painting, Hanging Signs, and Carpentry Being meticulous ensures the work is neat, precise, and aligned. It’s important for maintaining both the aesthetics and functionality of the space.

• Ability to Repair Broken Facility Items (e.g., door handles, hinges) A strong ability to troubleshoot and repair commonly damaged items around a facility. This requires both practical skills and knowledge of how things work.

• Ability to Build and/or Assemble Various Items Having the skill to follow assembly instructions or construct custom items allows for adaptability in various situations, from assembling furniture to creating makeshift solutions for minor repairs.

• General Problem-Solving Skills A key skill for troubleshooting and coming up with creative, practical solutions to unexpected issues that may arise, from simple repairs to complex breakdowns.

• Knowledge of Ordering, Receiving, and Shipping Parts/Returns Understanding the logistics of part ordering, inventory management, and returns is crucial to maintain operational efficiency, ensuring the right items are available when needed.

• Assists vendors and techs with expertise within the facilities, outdoor grounds and its equipment

Documentation & Reporting

• Solid command of Microsoft Office Suite

• Willing to learn new computer systems and software to enhance record management and documentation

• Assists Facility Manager with organizing and maintaining maintenance documentation

Job Requirements:

• High School Diploma required

• A combination of education and relevant work experience will be considered

• Strong command of English; Spanish-speaking ability is a plus.

• Must successfully pass a pre-employment physical, background check, and credit check

• Full-time position with flexibility to adjust hours to support business operations as needed

• Availability for Saturday coverage required approximately once per month

• Demonstrates understanding of policies and procedures as outlined in the Team Member Handbook

• Completes basic on-the-job training aligned with the primary objectives of the position

• Successfully completes all required safety training and meets ongoing compliance requirements in a timely manner
