Newman Hospitality is seeking a Luxury Vacation Rental Specialist to support properties in Islamorada and Key Largo. You’ll inspect homes, coordinate with cleaners and vendors, and ensure every detail meets our luxury standard for guests arriving at premium waterfront homes.

The role is full-time and field-based, with 75% of time in the field and opportunities to grow into management as the portfolio expands.

Qualifikationen

• 2–5 years of experience in operations, ideally in hospitality, vacation rental, housekeeping or property maintenance.
• Comfort with hand tools and basic repairs, and using mobile apps for inspections.
• Clear documentation, strong communication and ability to manage multiple properties independently.

Luxury Vacation Rental Specialist | Islamorada & Key Largo, FL

Full-Time | Field-Based | $50 – 60K + benefits + mileage reimbursement + performance bonus

Your Office: The Florida Keys. Some people commute to a cubicle. You’ll spend your days moving between our Islamorada office and waterfront luxury homes in Islamorada and Key Largo. The kind of properties guests plan their entire year around. As a Vacation Rental Specialist with Newman Hospitality, you’re the person who makes sure every home is flawless before the door opens, and the reason guests leave five-star reviews.

This isn’t a "check the box" job. You’ll be the eyes, hands, and judgment of our Keys’ operation, trusted to uphold the standards that have earned us Airbnb Superhost and Vrbo Premier Host status across a portfolio of more than 150 homes.

You’ll take full responsibility for the properties you oversee, treating each home as if it were your own. Just as important, you’ll be a key connector on our team, staying in close communication with operations, cleaning crews, and vendors so every guest arrival goes off without a hitch.

What You’ll Do

• Deliver the perfect arrival. Inspect each home before check-in and after check-out using our standardized protocols, confirming that cleaning, staging, linens, amenities, and supplies meet our luxury standard.
• Keep homes running beautifully. Test electronics, appliances, HVAC, smart locks, and plumbing. Handle minor fixes yourself, such as bulb replacements, fixture adjustments, and basic troubleshooting, and elevate larger issues with clear documentation.
• Protect our owners’ investments. Photograph and report damages, missing items, or irregularities. Conduct monthly preventative maintenance inspections and track every issue through to resolution.
• Coordinate the people who make it happen. Communicate with cleaning crews and maintenance vendors to keep turnovers on schedule and on standard.
• Launch new homes. Help onboard new properties into our portfolio, from design, staging to inventory setup to first-guest readiness.
• Be the go-to during peak moments. Support the team during high-volume turnovers, guest stays, and special projects. Expect roughly 75% of your time in the field.

What You Bring

You have 2–5 years of experience in operations; ideally in hospitality, vacation rental, housekeeping, or property maintenance, and you take pride in noticing what others miss. You’re comfortable with hand tools and basic repairs, confident using mobile apps for inspections, and organized enough to manage multiple properties independently. You communicate clearly, document thoroughly, and stay calm when plans change.

Requirements:

• Reliable transportation and a valid driver’s license
• Availability for weekends, holidays, and peak turnover
• Must be able to lift and move heavy items
• High school diploma or equivalent
• Residence in or within commuting distance of Islamorada / Key Largo

Nice to have:

Breezeway or similar platform experience, familiarity with local short-term rental regulations and safety standards, and hospitality or property management training. College degree.
