Job summary

Cornerstone Residential is seeking an Assistant Property Manager in Sacramento to support daily property operations, leasing activity, renewals, and financial reporting for LIHTC properties. You will work closely with the Property Manager to ensure occupancy, timely rent collection, and resident satisfaction.

The role requires LIHTC experience, strong communication skills, and the ability to market properties.

Qualifications

• High school diploma or GED.
• Minimum two years’ LIHTC property management industry experience.
• One-Site or other property management software.
• Must have reliable transportation, maintain auto insurance, and have a valid driver’s license.
• Proven ability to market properties.
• Strong communication and customer service skills.
• Must be able to pass background check and drug screen.
• LIHTC experience.

Responsibilities

• Assist the Property Manager in day-to-day operations.
• Deposit and record all monies daily.
• Respond promptly to resident concerns, comments, and/or complaints.
• Prepare move-in paperwork, keys, and remotes for new residents.
• Inspect make-ready apartments prior to move-in.
• Maintain and/or create a resident renewal program to encourage retention.
• Assist with managing property maintenance with the maintenance team.
• Manage maintenance requests and evaluate completion timelines.
• Monitor electric, water, and gas usage on the property.
• Manage and monitor rental collection.
• Ensure rent and other charges are posted daily.
• Issue proper legal notices and meet eviction/court deadlines.
• Assess move-out condition and finalize accounts.
• Manage, create, and monitor marketing activities.
• Understand market factors impacting occupancy and income.
• Assist with marketing surveys and strategies.
• Perform other duties as assigned.
