Job summary

Gateway Management is seeking a Property Manager for Autumn Ridge/Blue Springs in Jacksonville, NC. You will manage daily operations of affordable housing communities, including administration, compliance, maintenance, and staff supervision to meet financial and occupancy goals.

Responsibilities include recruiting and training staff, coordinating contractors, ensuring LIHTC and fair housing compliance, and maintaining resident relations and safety.

Qualifications

• Excellent verbal and written communication and leadership skills.
• Strong outreach marketing capabilities.
• Deep knowledge of multifamily operations, financial reporting, and resident relations.
• Ability to show homes and inspect all areas of the community.
• Proficient in MS Office; RealPage OneSite experience preferred.
• Valid driver’s license and automobile insurance.
• Two years of property management experience with LIHTC/tax credit required; HS diploma or equivalent.

Responsibilities

• Meet or exceed occupancy, rent collection, expenses, compliance paperwork, and facilities management.
• Recruit, supervise, train, and assign staff at the property.
• Operate in compliance with LIHTC and fair housing laws.
• Oversee maintenance and operations, including scheduling and coordinating contractors and vendors.
• Maintain a safe and healthy living environment for residents.
• Maintain resident relations and respond to requests and complaints.
• Collect and monitor rents and post to accounts promptly.
• Enforce lease provisions regarding payments.
