Cruitin, LLC. is seeking an experienced Property Manager to lead the lease-up and ongoing operations of a new LIHTC/affordable housing community in Miami. You will oversee compliance, resident file approvals, and marketing to drive occupancy from ground up.

The ideal candidate brings 3+ years in affordable housing property management, strong LIHTC knowledge, and proven occupancy growth. You will supervise on-site staff, manage budgets, and ensure high-quality resident service.

Qualifikationen

• 3+ years of property management experience, preferably affordable housing/LIHTC.
• Experience reviewing and approving resident qualification files.
• Experience managing lease-up and achieving occupancy targets.
• Familiarity with LIHTC regulations and housing programs.

• Lead lease-up for a new affordable housing community.
• Oversee daily property operations and resident services.
• Manage LIHTC compliance, including certifications, recertifications, income verifications, and file reviews.
• Ensure resident files meet regulatory standards.
• Coordinate with compliance teams to secure timely file approvals.
• Develop and execute marketing and outreach strategies to drive leasing activity.
• Build relationships with community partners and housing agencies to generate applicants.
• Conduct leasings, property tours, and screenings in line with regulations.
• Monitor occupancy, leasing velocity, and market conditions; adjust strategies.
• Supervise on-site staff and vendors; manage budgets and financial reporting.
• Ensure Fair Housing and LIHTC compliance; conduct regular inspections.
