POAH Communities seeks an Occupancy Specialist for Briston Arms Apartments in Cambridge, MA. The role supports property management tasks including HUD Section 8 and LIHTC certifications in a mixed-income setting near Harvard University, MIT, and Boston.

The position involves overseeing waitlists, eligibility, rents, and utility allowances in Yardi, managing move-ins/outs, and ensuring compliance with federal, state, and local guidelines while delivering resident-focused service.

Qualifications

• 2 years of property management experience.
• Knowledge of HUD rules and regulations.
• Knowledge of Low Income Housing Tax Credit regulations.
• Self-motivated with the ability to work independently.
• Strong customer service and communication skills.
• Strong problem-solving skills.
• Accurate and detail-oriented.
• Enthusiastic and eager to join a management team dedicated to affordable housing.

Responsibilities

• Oversee regulatory requirements of each property's funding sources.
• Manage rent collection and move-ins/move-outs in Yardi.
• Ensure vendors follow company policy and comply with federal, state, and local guidelines.
• Process work orders through Yardi at each site.
• Understand public housing occupancy cycle tasks and processes.
• Maintain waitlists, evaluate eligibility and income, and calculate rents and utility allowances.
• Facilitate residents' interview and screening process.
• Understand lease and grievance procedures.
