Cirrus Asset Management is seeking a leasing consultant for Pines at Castle Rock, a LIHTC property. The role blends resident hospitality with strict compliance, including LIHTC income limits, set-asides, and certification rules, plus certification workflows.
Experience with Yardi is preferred; bilingual English/Spanish is helpful. You will tour prospects, explain terms, process applications, manage waitlists, and coordinate with the property manager and maintenance. Schedule includes benefits.
Affordable housing leasing carries a compliance layer that conventional leasing simply doesn't. At a Low Income Housing Tax Credit (LIHTC) property, a leasing consultant isn't just selling the community and processing paperwork. They're certifying income eligibility, maintaining file accuracy to satisfy investor and state agency audits, and managing waitlists that often stretch far longer than the available unit count. That combination of resident-facing hospitality and back-end compliance precision is what defines this role at Pines at Castle Rock, a 630-unit affordable community managed by Cirrus Asset Management.
The compliance side of this position is non-negotiable. A working understanding of LIHTC income limits, set-aside requirements, and certification rules is listed as a hard requirement, not something Cirrus plans to teach from scratch. If you've processed initial certifications, annual recertifications, and renewals before, that experience transfers directly here. Yardi is the preferred platform, and familiarity with it will reduce your ramp-up time considerably.
On the leasing side, the daily work looks familiar: touring prospects, explaining lease terms and community policies, assisting applicants through the process, and conducting move-in and move-out inspections. But waitlist management at a property this size adds a real layer of administrative discipline. Keeping that list accurate, communicating with applicants appropriately, and coordinating with the property manager and maintenance team around unit readiness all require attention to detail that has to be consistent, not occasional.
Bilingual ability in English and Spanish is preferred, and at a 630-unit community, the practical value of that skill shows up in resident conversations daily, not just during onboarding.
For someone earlier in their property management career, this position develops a skill set that opens real doors. LIHTC compliance knowledge is specialized, and professionals who genuinely understand it are in demand across affordable housing operators, tax credit syndicators, and state housing finance agencies. Mastery of the full certification cycle, combined with leasing and retention experience at a large property, positions you well for a senior leasing or compliance coordinator role. Retention work, resident satisfaction, and report management also build the operational fluency that property managers look for when promoting from within.
Schedule is Tuesday through Saturday, 8am to 5pm. Pay ranges from $22 to $24 per hour. Benefits include health, dental, and vision insurance, life insurance, paid holidays, sick and vacation time, and a 401(k) plan.
