Job summary

Retirement Housing Foundation is seeking an experienced Occupancy Compliance Specialist to support regulatory compliance across multiple affordable housing communities in Long Beach. You will review LIHTC, BOND, CRA, HOME, Major Project, and Land Use files, ensure income eligibility, and manage recertifications with site teams.

The role involves coordinating with Regional Managers, occupancy staff, and the Occupancy Manager to ensure timely reporting and adherence to regulatory agreements.

Qualifications

• Minimum of five years of experience with LIHTC, BOND, CRA, Major Project, HOME, and Land Use program requirements.
• Certified Occupancy Specialist (COS) and Tax Credit certifications required.
• Experience in affordable housing occupancy compliance, tenant file reviews, and recertifications preferred.
• Knowledge of Fair Housing requirements and applicable affordable housing regulations.
• Proficiency with Microsoft Office and attention to detail, organization, and accuracy.
• Excellent written and verbal communication skills, including the ability to work effectively with Regional Managers, site staff, and internal departments.
• Ability to work independently, manage multiple priorities, and meet regulatory deadlines.
• Experience with RealPage OneSite preferred.

Responsibilities

• Tax Credit Recertifications: Review third-party income and asset verifications for completeness, accuracy, timing, and signatures; compare with prior-year files and input into the property management system.
• Tax Credit Move-Ins and Move-Outs: Review move-in/out files for documentation, screenings, eligibility, rent limits, and deposits.
• Recertification Tracking: Monitor deadlines and follow up with site staff on deadlines and delays.
• Regulatory Compliance & Set-Asides: Monitor LIHTC, BOND, CRA, HOME, Major Project, and Land Use requirements.
• Urban Futures Reporting: Review and submit reports for funding sources with timely accuracy.
• Tenant File Reviews: Review/approve LIHTC, BOND, CRA, HOME, Major Project, and Land Use files.
• Income Limit Updates: Update program income limits in OneSite for accurate eligibility.
• Systems & Problem Resolution: Troubleshoot LIHTC, BOND, CRA software issues with Occupancy Manager.
• Additional Responsibilities: Perform other related duties.
