Job summary

BG Staffing, Inc. is seeking an experienced Retail Property Manager in Nashville to oversee a diverse portfolio of retail, office, and industrial properties.

The role focuses on proactive operations, relationship management with owners and tenants, and financial reporting. The ideal candidate has 3+ years in commercial property management, an active Tennessee Real Estate License, and proficiency with Yardi/MRI and MS Office.

Qualifications

• Minimum of 3 years of commercial property management experience.
• Active Tennessee Real Estate License required by the start date.
• Experience preparing budgets, ownership reports, and CAM reconciliations.
• Proficiency with Yardi, MRI, or similar property management software.
• Strong working knowledge of Microsoft Excel, Word, and Teams.
• Excellent written and verbal communication skills.
• Strong organizational, analytical, and problem‑solving abilities.
• Ability to manage multiple priorities in a fast-paced environment.
• Professional judgment, accountability, and a customer-service mindset.

Responsibilities

• Oversee the day-to-day operations of a portfolio of retail, office, and industrial properties, ensuring safety, maintenance, and property standards.
• Serve as the primary point of contact for property owners, providing regular communication, monthly calls, and financial reporting.
• Manage tenant and vendor relationships to support tenant satisfaction and retention.
• Oversee rent collections, cash management, accounts payable and receivable coordination, approvals, and reconciliations.
• Prepare monthly financial and operational reports, including variance explanations and compliance documentation.
• Develop, manage, and reforecast annual operating and capital budgets.
• Oversee Common Area Maintenance (CAM) estimates and annual reconciliations.
• Administer leases and tenant documentation, ensuring compliance with lease terms, certificates of insurance, tenant defaults, and gross sales reporting.
• Coordinate vendor contracts, service agreements, bidding processes, insurance requirements, and vendor performance.
• Manage minor construction projects, tenant build-outs, and capital improvement projects from planning through completion.
• Conduct regular property inspections and proactively address operational, financial, and risk-related concerns.
• Coordinate property tax reviews and appeals, as applicable.
• Collaborate with Leasing, Accounting, and Construction teams to ensure seamless property operations.
• Respond to after-hours emergencies as needed.
