The Property Management Company is seeking a Commercial Property Manager to oversee a diverse retail, office, and industrial portfolio in Nashville. You will lead day-to-day operations, owner communications, and tenant relations, while driving financial reporting and budgeting processes to optimize performance.

Applicants should have 3+ years of experience, an active Tennessee real estate license, and proficiency with Yardi or MRI.

Qualifications

• 3+ years of commercial property management experience.
• Active Tennessee Real Estate License as of start date with the company.
• Experience preparing budgets, ownership reports, and CAM reconciliations.
• Proficiency with Yardi, MRI, or similar property management systems.
• Strong MS Excel, Word, and Teams skills.
• Excellent written and verbal communication abilities.
• Highly organized, analytical, and able to manage multiple priorities.
• Professional judgment, accountability, and service mindset.

Responsabilités

• Manage day-to-day operations for a portfolio of retail, office and industrial properties.
• Serve as the primary contact for property owners with monthly reporting.
• Manage tenant and vendor communications and support tenant retention.
• Oversee rent collections and AR/AP coding with Accounting.
• Prepare monthly financial and operational reports with accuracy and variance explanations.
• Develop and reforecast annual operating and capital budgets; oversee CAM reconciliations.
• Administer leases and tenant documentation with compliance.
• Coordinate vendor contracts and service agreements; oversee performance.
• Manage minor construction projects and capital works from planning to completion.
• Conduct regular property inspections and resolve issues proactively.
• Coordinate property tax reviews and appeals as applicable.
• Collaborate with Leasing, Accounting, and Construction teams for seamless service.
• Respond to after-hours emergencies with sound judgment.
