Job summary

Green Alpha Property Management is seeking a Leasing Specialist to join our Columbia, SC team. You will drive tenant outreach, tours, and leasing activities across the region, ensuring high occupancy and a positive rental experience for tenants and teams alike.

You will report to the Property Manager and manage applications, background checks, lease documents, and collections while utilizing our property management software. Strong communication and coordination skills are essential.

Qualifications

• Previous leasing experience is required.
• Experience with LIHTC/tax credit properties is a huge plus.
• This position requires working Saturdays (5 day work week total).
• Strong communication skills with ability to negotiate lease terms.
• Excellent phone etiquette and interpersonal skills for tenants and prospects.
• Proficient in data entry and keeping accurate tenant information.
• Detail-oriented with ability to multitask and prioritize responsibilities.

Responsibilities

• Greet and assist prospective tenants professionally.
• Conduct property tours and showcase available units to renters.
• Provide pricing, amenities, and lease terms information.
• Process rental applications and perform background checks.
• Prepare lease agreements and ensure documents are complete.
• Collect rent and follow up on late payments.
• Address tenant inquiries and maintenance requests promptly.
• Maintain organized tenant records and leases.
• Use company software to track leads and interactions.
• Assist with property maintenance tasks as needed.
