Job summary

Evergreen Real Estate Services seeks a part-time Leasing Agent for Buena Vista Apts in Elgin, IL. The role involves welcoming applicants, guiding them through leasing, and ensuring documentation meets compliance standards.

On-site position with hourly pay of $22.00–$24.00. Responsibilities include processing applications, maintaining reports, supporting marketing efforts, and assisting residents during move-in.

Qualifications

• High school diploma or GED required.
• Minimum of 2 years of on-site property management or leasing experience required.
• Experience in affordable housing programs (e.g., LIHTC, Section 8) strongly preferred.
• Associate’s or Bachelor’s degree preferred.

Responsibilities

• Greet and qualify prospective residents; present available apartments professionally.
• Ensure leasing activities comply with Fair Housing, ADA, FCRA, and other laws.
• Conduct eligibility verifications and income targeting per program requirements.
• Complete leasing documents including applications, addenda, income certifications, leases, and resident communications.
• Enter and update applicant information in leasing software in a timely manner.
• Maintain and update reports on leasing activity; file paperwork accurately.
• Support marketing efforts by organizing events, conducting outreach, and market surveys.
• Assist with outreach marketing; ensure compliance with state law; contribute ideas to Marketing.
• Monitor turnover; inspect move-outs; ensure market-ready apartments are clean and presentable.
• Support residents during move-in and orientation processes.
• Provide prompt and courteous responses to resident concerns and service requests.
• Assist with rent collections and deposits as needed.
• Maintain waiting list per compliance regulations (for affordable properties).
• Maintain a clean and professional office environment and contribute to team culture.
