Job summary

Evergreen Real Estate Group in Chicago seeks a Leasing Agent to be the first point of contact for prospective residents, market available units, guide applicants through the leasing process, and ensure documents and compliance are met to sustain high occupancy.

This on-site role requires strong communication, attention to detail, and teamwork to meet leasing goals and maintain community standards. IL housing programs experience is a plus.

Qualifications

• High school diploma or GED required.
• Minimum 2 years on-site property management or leasing experience.
• Experience with affordable housing programs (LIHTC, Section 8) preferred.
• Associate’s or Bachelor’s degree preferred.

Responsibilities

• Greet and qualify prospective residents and present available apartments.
• Ensure leasing activities comply with Fair Housing, ADA, FCRA, and other laws.
• Conduct eligibility verifications and income targeting per program requirements.
• Complete leasing documents (applications, leases, addenda, income certifications).
• Enter and update applicant information in leasing software systems.
• Maintain required leasing reports and file paperwork accurately.
• Support marketing via events, outreach, and market surveys.
• Assist with outreach marketing while ensuring compliance with state law.
• Monitor turnover, inspect move-outs, and ensure market-ready apartments.
• Assist residents during move-in and orientation processes.
• Provide prompt responses to resident concerns and service requests.
• Assist with rent collections and deposits as needed.
• Maintain waiting lists for affordable properties.
