Job summary

The United Group of Companies, Inc. in Cayce, SC is hiring a Leasing + Marketing Specialist for Cayce Cove. This full-time role focuses on leasing, marketing campaigns, and resident relations within a student housing community.

You will manage showings, lead follow-ups, and collaboration with the Property Manager to hit occupancy goals while handling marketing materials, events, and on-site resident services. Compensation is $21.00 per hour, with standard full-time hours.

Qualifications

• Bachelor’s Degree + related/applicable work experience in sales, real estate, and/or property management.
• 2-3 years of experience in multi-family/senior-living, lease-up real estate; property management software – Entrata, Yardi, or similar.

Responsibilities

• Establishes new relationships with prospects, maintaining continuous communication to identify their needs and close the sale, converting into a resident of our community.
• Tours visitors of the community, shows apartments to interested guests, encourages qualified prospects to apply for residency, closes sale, and assists with the application process as needed.
• Receives incoming calls and manages them accordingly.
• Ensures the model apartment and/or vacant unit(s) are ready to be shown to prospective residents.
• Follows up on leads with regularity.
• Prepares all necessary packets, materials, and paperwork for move-ins or move outs.
• Keeps units leased to meet or exceed budget.
• Prepares and sends out required weekly and/or monthly reporting to necessary stakeholders.
• Designs and develops marketing plans in accordance with budget; executes plan as outlined.
• Assists in preparation of advertising and marketing materials; lease and move-in packages.
• Performs outreach marketing within the surrounding community and builds local partnerships.
• Assists in branding the property through on-site campaigns and events.
• Makes recommendations to improve marketing and leasing programs.
• Conducts market research and quarterly market studies for budgeting and operations.
