Basic Function:

Markets, shows, and leases apartments to prospective tenants. Responds to all applicants and residents in a courteous and prompt manner regarding leasing, marketing, and resident relations.

Principle Responsibilities

The activities listed below are not inclusive; however, they are indicative of the typical duties of a Leasing Consultant. Other duties may be assigned.

Essential Functions

• Maintains an accurate and updated inventory of available apartments, prospective residents, and renewal information.
• Establishes rapport with prospective residents, determines their needs and desires, and presents the community accordingly.
• Schedules appointments for showing apartments, overcomes objections, obtains lease commitments, and follows up with undecided prospects.
• Verifies rental applications for accuracy and completeness per company and housing regulations.
• Prepares move-in and welcome packages.
• Assists with move-in/move-out processes and ensures apartments are clean and attractive for showings and leasing.
• Assists in rent collection and processing of maintenance service requests.
• Helps prepare the community newsletter.
• Supports the Community Manager and/or Assistant Community Manager and assumes their responsibilities during their absence.

Approvals

Pre-qualification of prospective residents.

Develop or Review and Submit to Community Manager for Approval:

• Rental applications, leases, and renewals.
• Resident and prospective resident correspondence.
• Monthly newsletter.
• Resident activity or social event proposals.
• Exceptional lease renewal or application cases.

Requirements

Education/Experience:

Associate's degree or equivalent from a two-year college or technical school; or 6 months to 1 year related leasing experience or training; or an equivalent combination of education and experience.

Abilities and Aptitudes:

Excellent communication and interpersonal skills required. Must be organized, professional, friendly, enthusiastic, and diligent. Poise and a positive attitude are essential.

Specific Skills:

Proficiency with Word Processing, Spreadsheet, and Internet software. Ability to lift/move up to 25 pounds. Visual acuity for close focus and focus adjustment. Frequent standing, walking, sitting, talking, and hearing are required.
