POSITION: LEASING CONSULTANT
REPORTS TO: COMMUNITY MANAGER

This job description communicates the responsibilities and duties associated with the LEASING CONSULTANT position. Some responsibilities may not be specifically addressed. Every person is expected to perform any reasonable task that aligns with company objectives.

JOB SUMMARY: The LEASING CONSULTANT is responsible for greeting prospects, presenting the property features and benefits, and securing lease agreements from qualified individuals. The role is service-oriented, aiming to make residents feel welcome and comfortable. The Leasing Consultant will escalate situations requiring higher authority.

Duties and Responsibilities

  • Complete knowledge of Fair Housing laws or attend training within the first week.
  • Understand lease contracts, applications, and addenda.

MARKETING AND LEASING

  • Maintain a professional, friendly atmosphere in the leasing office and other meeting areas.
  • Inspect models and vacancies daily for cleanliness.
  • Answer calls from prospects, residents, vendors, and others; transfer to appropriate staff.
  • Greet prospects, qualify needs, present community features, and follow up with guest information forms and thank you notes.
  • Record traffic data daily and contribute ideas for marketing and resident satisfaction.
  • Conduct outreach marketing as assigned.

RESIDENT RELATIONS

  • Maintain positive relations with residents.
  • Document all resident communications in the system.
  • Contact residents for lease renewals and maintain logs.

ADMINISTRATIVE

  • Keep work area organized.
  • Complete lease and renewal paperwork.
  • Accept rent and deposits (excluding cash/incomplete money orders); provide receipts.
  • Follow up on service requests and inspect property regularly.
  • Manage office supplies and organize reports and paperwork daily.
  • Coordinate with maintenance and vendors as needed.

GENERAL

  • Perform additional duties as assigned by management.

Work Hours: Flexibility required, including weekends and holidays. 20-40 hours/week; overtime requires prior approval.

Working Environment: Mostly indoors with outdoor exposure; occasional exposure to chemicals and other conditions.

Qualifications: Good leasing and closing skills, organized, basic computer knowledge.

Physical Requirements: Standing, walking, sitting, bending, climbing, pushing, pulling, reaching, lifting, and carrying activities with specified weight limits. Vision, hearing, and speaking abilities required for communication and inspection tasks.

Driving Requirements: Use of personal transportation, valid driver’s license, and ability to operate a golf cart.
