POSITION: LEASING CONSULTANT
REPORTS TO: COMMUNITY MANAGER
The purpose of this job description is to communicate responsibilities and duties associated with the position of LEASING CONSULTANT. Job Summary
The LEASING CONSULTANT is the property sales representative whose primary duties are to greet prospects, professionally present the features and benefits of their assigned property, and properly secure lease agreements from qualified persons. A LEASING CONSULTANT is very service-oriented and strives to make current residents feel welcome and comfortable in their community. The LEASING CONSULTANT will contact a person of authority should any situation warrant an action or decision not included in his or her duties and responsibilities.
Duties and Responsibilities
- Must have complete knowledge of Fair Housing Compliance laws or attend Fair Housing Training within the first week of employment.
- Must have knowledge of lease contracts, applications, and other addenda.
Marketing and Leasing
- Maintain a professional, yet friendly atmosphere in the leasing office and other areas where prospective applicants and residents meet.
- Inspect models and ready vacancies daily to ensure cleanliness.
- Answer incoming phone calls from prospective residents, current residents, vendors/suppliers, etc. Transfer calls to Assistant Community Director or Community Director when appropriate.
- Greet prospective residents, qualify, and determine their needs and preferences, professionally present the community and specific apartment(s), and point out features and benefits.
- Complete Guest information form on all prospects, send thank you notes, and perform follow-up.
- Enter phone and walk-in traffic from guest cards into the computer daily.
- Maintain awareness of local market conditions and trends. Contribute ideas to the manager for marketing the property and improving resident satisfaction.
- Conduct outreach marketing weekly or as assigned by Community Manager.
Resident Relations
- Maintain positive customer relations attitude.
- Document all resident communications (verbal and written) in the computer.
- Contact residents to renew their lease and maintain renewal log.
Administrative
- Maintain work area in a clean and organized manner.
- Complete all lease and renewal paperwork.
- Accept rent and deposits – excluding cash or incomplete money orders. Provide receipts upon request.
- Conduct service follow-up with residents when work is completed.
- Inspect property when on grounds, pick up letters, and report service needs to the Community Manager, including cluttered patios, inoperable vehicles, broken windows, water leaks, etc.
- Inventory office supplies weekly and report needs to the Community Manager.
- Organize and file reports, leases, and paperwork daily.
- Accept service requests from residents and route to maintenance for prompt processing.
- Conduct follow-up with residents after service completion.
- Accompany outside vendors during service requests for occupied apartments when necessary.
General
- Perform any additional duties assigned by Community Manager or Property Supervisor.
Work Hours
Employees will work a flexible schedule, often including weekends and holidays, ranging from 20 to 40 hours per week depending on full or part-time status. Overtime requires prior approval.
Working Environment
- Indoors (66% to 100%); outdoors in all conditions (33% to 66%).
- Occasional exposure to caustics, solvents, oils, fumes, flammables, pesticides, etc. (<10%).
Qualifications
Maintain good leasing and closing skills, stay organized, and have basic computer knowledge.
Physical Requirements
- Stand, walk, or sit depending on daily needs, approximately 70% on feet, 30% sitting.
- Perform physical activities including bending, stooping, squatting, climbing stairs, pushing, pulling, reaching, and inspecting property.
- Physical lifting requirements vary from less than 10 lbs. constantly, to over 25 lbs. rarely.
Vision and Hearing
- Constant need to read, review reports, and view screens; frequent to see distant details.
- Constant need to communicate verbally and over the phone.
Driving Requirements
- Frequent use of personal transportation for inspections and errands, with a valid driver’s license and insurance required. Ability to operate a golf cart is necessary.
