Job summary

WinnCompanies is seeking a Lease Up Occupancy Specialist II for Tenison Lofts, a 164-unit affordable housing community in Dallas, TX. You will assist with initial, interim and annual tenant recertifications across affordable programs, supporting the Property Manager to complete leases and ensure compliance.

The role requires handling recertifications, communicating with residents, and coordinating with agencies while maintaining accurate records in the system.

Qualifications

• High school diploma or GED equivalent.
• 3-5 years of relevant work experience with Low Income Housing Tax Credit properties and recertifications.
• Experience with computer systems, particularly Microsoft Office.
• Excellent customer service skills.
• Strong verbal and written communication skills.
• Good organizational and administrative skills.
• Ability to consistently meet required deadlines and follow schedules.
• Ability to complete repetitive tasks with a high level of detail.
• Ability to plan and schedule 4 months of work activity.

Responsibilities

• Process initial, interim, and annual recertifications.
• Contribute to the complete Lease Up of a new construction complex by processing applications and assisting with move in processes.
• Notify residents of their impending recertifications using notices supplied by Property Management Software.
• Conduct the recertification interviews with residents.
• Review each recertification to ensure that all checklist items are complete.
• Send recertification verification forms to the appropriate agencies and organizations.
• Complete the recertification worksheet to prepare the voucher for the HUD/state agencies.
• Prepare TIC reports for the state compliance agency.
• Assist staff with property reviews by owners, regulators, auditors, etc.
• Ensure information is accurate and entered in the Property Management Software.
• Comply with company policies regarding Tax Credit and Resident files.
• Assist with all facets of the move-in process.
• Ensure files comply with funding/regulatory agency regulations (HOME, HIF).
• Maintain residents’ personal information per laws.
• Ensure recertifications are completed with signatures on time.
• Follow recertification calendar and deliver reports and letters on time.
• Maintain waitlists and manage prospect data in compliance with regs.
• Engage in marketing to increase prospect activity and show rentals.
• Perform special assignments as necessary.
