Gorman & Company is seeking an Assistant Property Manager for Prairie Run, a new 135-unit workforce housing community in Hayden, CO. You will support the Property Manager, lease apartments in compliance with programs, and engage residents to ensure a well-run property.

Qualifications

Responsibilities

• Support day-to-day operations alongside the Property Manager.
• Lease apartments in line with policies and housing programs.
• Conduct tours and manage applications, leases, renewals, and follow-up.
• Host events to build relationships with residents and partners.
• Assist with compliance paperwork and annual certifications.
• Handle rent collection, notices, service requests, and admin tasks.
• Assist with budgeting, vendor coordination, and basic financial processes.
• Support move-ins/outs and court-related documentation as needed.

Prairie Run is a brand-new 135-unit workforce housing community in Hayden, CO currently in lease-up. We’re looking for an Assistant Property Manager who thrives in a fast-paced, resident-focused environment and is excited to help launch a new community.

What You’ll Do

• Support day-to-day operations of the community while partnering closely with the Property Manager
• Lease apartments in compliance with Workforce Housing, Fair Housing, and company policies
• Conduct tours, manage applications, leases, renewals, and resident follow-up
• Build strong relationships with residents, prospects, vendors, and community partners by hosting events such as Open Houses
• Assist with compliance paperwork, annual certifications, and coordination with the Compliance team
• Manage rent collection activities, resident notices, service requests, and general administrative tasks
• Support budgeting activities, invoice coding, vendor coordination, and basic financial processes
• Assist with move-ins, move-outs, evictions, and court-related documentation as needed

What You’ll Bring

• Ability to work Tuesday through Saturday schedule through Lease-Up
• Three or more years of leasing or property management experience
• Working knowledge of affordable/workforce housing programs and compliance requirements preferred
• Strong customer service and communication skills
• Comfort handling administrative tasks, financial processes, and confidential information
• Basic computer proficiency, including Microsoft Office
