Job summary

Better Health Group is seeking a Real Estate Specialist to support the Real Estate team with information collection, analysis, and collaboration with landlords, property managers, brokers, and internal departments.

The role focuses on lease administration, market research, and site selection, with responsibilities spanning from negotiation to renewal and timely payments, while ensuring COIs and proper documentation are maintained.

Qualifications

• 3+ years of Real Estate coordination or Lease Administration experience.
• Strong communication with internal and external stakeholders.
• Proficient with Google Suite for real-time collaboration.
• Must be able to obtain Active Notary Public.
• Ability to travel within the assigned market.

Responsibilities

• Implements new processes and best practices for the Real Estate Team.
• Monitors rent, taxes, budgets, and expenditures related to property transactions.
• Partners with accounting on the proper rent amounts to amortize.
• Conducts market research to identify property trends and market conditions.
• Prepares and reviews real estate leases and documents.
• Facilitates the lease lifecycle from negotiation through renewal/termination.
• Responsible for lease administration, including inputting new leases into Visual Lease.
• Ensures accurate and timely payments for base rent, CAM, taxes, and related expenses.
• Oversees Utilities’ accounts and payments including electric, gas, water, trash.
• Serves as Sublessor point of contact.
• Coordinates Tenant Improvement Allowance (TIA) requests.
• Supports site selection; collects key property information, and evaluates sites.
• Prepares site selection summaries for approvals.
• Maintains COIs per lease requirements.
• Additional duties as assigned
