Job summary

GC Realty & Development, LLC is seeking a Residential Scattered Site Property Manager to lead client relationships and oversee portfolios of 12+ units across Chicagoland. You will manage leasing, maintenance, finances, and compliance, driving high service levels and timely communications.

You will coordinate with leasing, maintenance, and customer service teams, directing CapEx projects and annual budgeting while growing professionally as the portfolio doubles in size.

Qualifications

• 3+ years of experience in Customer Service or Account Management; 5+ years of Property Management preferred.
• Proven experience managing scattered site or small multi family residential portfolios in the Chicagoland area.
• Strong understanding of landlord/tenant law, including CRLTO and CCRLTO.
• Familiarity with eviction lifecycle and lease compliance.
• Knowledge of major property components (HVAC, roofing, plumbing, electrical).
• Ability to read and interpret financial statements, P&L, and budgets; experience with variance reviews.
• Proven leadership experience; ability to train, coach, and hold a team accountable.
• Education: High school diploma required; Bachelor's preferred.
• Active IL Real Estate Broker's license preferred but not required.

Responsibilities

• Own the Client Experience for portfolios of 12+ units, delivering GC Realty Experience.
• Respond to client communications within 2 hours and document interactions.
• Oversee leasing, maintenance, tenant relations, financial performance, and compliance.
• Manage resident collections and evictions; coordinate with legal as needed.
• Lead monthly client calls addressing maintenance, CapEx projects, and portfolio performance.
• Oversee Capital Expenditure projects from planning through completion.
• Onboard new clients through a structured 90-day transition plan.
• Review pending work orders daily and ensure timely, quality completion.
• Build yearly budgets and perform monthly variance reviews; review owner statements.
• Conduct regular site visits and keep clients updated on property conditions.
