GC Realty & Development, LLC is seeking a Residential Scattered Site Property Manager in the Chicagoland area. You will lead a team across leasing, maintenance, and customer service, owning portfolio outcomes and client satisfaction.

With growth to 3,500 doors, this role offers real advancement; you will manage budgets, visits, and 5+ unit portfolios, driving CapEx projects and ensuring compliance.

Qualifications

• 3+ years in Customer Service or Account Management; 5+ years in Property Management preferred.
• Experience managing scattered-site or small multi-family portfolios in Chicagoland.
• Strong knowledge of landlord/tenant law and portfolio budgeting.

Responsibilities

• Own the client experience for portfolios of 12+ units, ensuring the GC Realty Experience.
• Respond to inbound client inquiries within 2 hours and document interactions.
• Oversee leasing, maintenance, tenant relations, financial performance, and compliance.
• Manage collections and evictions, including 5-day notices and coordinating with legal.
• Lead monthly client calls covering maintenance, CapEx projects, and performance.
• Oversee CapEx projects from planning through completion and client updates.
• Onboard new clients with a structured 90-day transition plan and set expectations.

GC Realty & Development, LLC has spent 23 years building one of Chicagoland's leading property management and brokerage companies. We manage roughly 1,500 units for 500+ private investors across the city of Chicago and 100s of suburbs, and we're growing to 3,500 doors over the next four years. This kind of growth requires a Property Manager with experience managing clients who own 12 to 125 scattered or small multi family properties around the Chicagoland area. The right candidate can help the team level up their expertise, and should be someone who wants to level up their own career too.

Role Overview:

The Residential Scattered Site Property Manager will be the primary contact for clients with larger portfolios. You will lead your team on all aspects of your portfolio, including navigating high pressure situations while maintaining positive relationships. This role requires visionary guidance as you oversee property lifecycles from start to finish. You will collaborate with a team that includes leasing, maintenance, collections, and customer service, all there to help you succeed, but you will own the results. With our portfolio set to more than double in size over the next few years, this role offers real growth potential for someone who is motivated to grow personally and professionally.

What You'll Do:

• Own the Client Experience: Serve as the primary point of contact for clients with 12+ unit portfolios, delivering the GC Realty Experience on every interaction.
• Communicate Fast: Respond to all inbound client communication within 2 hours, documenting every interaction in the communication application.
• Oversee Full Portfolio Management: Manage leasing, maintenance, tenant relations, financial performance, and compliance across your client portfolio.
• Manage Collections and Evictions: Own the resident collections process and oversee the eviction process, including 5-day notices, coordinating with legal, and keeping clients updated.
• Lead Monthly Client Calls: Prepare and run monthly calls with clients, covering maintenance, CapEx projects, and portfolio performance.
• Manage CapEx Projects: Oversee Capital Expenditure projects from planning through completion, keeping clients informed along the way.
• Onboard New Clients: Lead new clients through a structured 90-day transition plan, addressing concerns and setting expectations early.
• Hold Maintenance Accountable: Review pending work orders daily and hold the maintenance team accountable for timely, quality completion.
• Own Budgets and Financials: Build yearly budgets, run monthly variance reviews, and review owner statements for accuracy.
• Visit Properties: Conduct regular site visits and keep clients updated on property conditions, inspections, and ongoing projects.

What We're Looking For:

• At least 3 years of experience in Customer Service or Account Management, 5+ years of Property Management experience preferred
• Proven experience managing scattered site or small multi family residential portfolios in the Chicagoland area
• Strong understanding of landlord/tenant law, including the Chicago Residential Landlord Tenant Ordinance (CRLTO) and Cook County Residential Tenant Landlord Ordinance (CCRLTO)
• Familiarity with the eviction lifecycle and lease compliance
• Working knowledge of major property components, including HVAC, roofing, plumbing, and electrical systems
• Ability to read and interpret financial statements, P&L reports, and budgets, with experience managing client budgets and variance reviews
• Proven leadership experience, with the ability to train, coach, and hold a team accountable
• High school diploma or equivalent required, Bachelor's degree preferred
• Active IL Real Estate Broker's license preferred but not required
