Job summary

MyOutDesk in Cleveland seeks a Property Operations Manager to own day-to-day operations and financial performance of an ~80-door scattered single-family rental portfolio in the greater Cleveland area. You will manage maintenance, vendor relations, rent collection, and leasing, with a hands-on Section 8 / Housing Choice Voucher focus and compliance with HQS/NSPIRE.

The role requires experience with CMHA, EDEN Inc., or North Coast Housing Connections, Rent Manager or similar systems, and an Ohio

Qualifications

• Scattered single-family property management experience is required.
• Hands-on Section 8 / Housing Choice Voucher experience is required.
• Experience with housing authorities and HQS/NSPIRE inspections is required.
• Direct experience managing properties in Cleveland or Ohio is required.
• Experience with CMHA, EDEN Inc., or North Coast Housing Connections is required.
• Experience with Rent Manager or similar property management platforms is required.
• Ohio real estate broker's license or eligibility to obtain one is required.
• Experience with AI-powered maintenance platforms such as Property Meld or Vendoroo.
• Experience with CompanyCam, RentCheck, or similar inspection platforms.
• Experience in a lean, technology-first property management environment.

Responsibilities

• Triage maintenance requests and coordinate vendor dispatch.
• Manage 1099 field vendors and ensure professional work.
• Approve maintenance spending within limits.
• Monitor vendor pricing and reduce repair costs.
• Track work orders from intake to completion with SLAs.
• Keep tenants informed during maintenance processes.
• Identify recurring issues and propose cost-saving solutions.
• Coordinate with CMHA, EDEN Inc., and North Coast Housing Connections.
• Manage HQS/NSPIRE inspections preparation and execution.
• Process rents, reconcile tenant and PHA portions, and ensure deposits.
• Maintain property records in the PM system and collaborate with the bookkeeper.
• Support leasing with local agents and renewals to minimize vacancies.
