Samuels & Associates is seeking a highly organized Project Manager to oversee tenant improvement projects, capital improvements, and select development initiatives across our portfolio. You will act as the Owner's representative from preconstruction through closeout, coordinating with leasing, development, property management, legal, and construction partners.

Qualifications

Bachelor's degree in Construction Management, Engineering, Architecture, Real Estate, or a related field.
4–7 years of experience in commercial construction, owner's project management, development, or construction management.
Experience managing retail, office, mixed-use, or tenant improvement projects.
Strong understanding of construction budgeting, scheduling, contracts, permitting, and project delivery.
Experience reviewing architectural and engineering drawings and construction documentation.
Excellent organizational, communication, and stakeholder management skills.

Responsibilities

Manage retail and office tenant improvement projects from lease execution through tenant opening.
Develop and maintain project budgets, schedules, and construction milestones.
Coordinate tenant delivery and monitor project progress to ensure compliance with lease obligations and established timelines.
Review tenant plans and design submissions for compliance with landlord requirements, building standards, and lease provisions.
Monitor project costs, review change orders, and approve contractor invoices and draw requests.
Lead project meetings, document action items, and provide regular status updates to internal stakeholders.
Manage project closeout activities, including punch list completion, turnover documentation, warranties, and final accounting.
Support leasing and development teams during LOI and lease negotiations by preparing and coordinating construction exhibits, work letters, and lease plans.
