Job summary

Career Strategies in Columbia, SC is seeking a certified Maintenance Supervisor to lead the on-site maintenance team at a multifamily community. You will own the property's physical condition, direct day-to-day work, perform skilled HVAC, plumbing and electrical repairs, manage unit-turns, and coordinate with outside vendors.

This hands-on role requires 5+ years in multifamily or facilities maintenance, EPA 608, HVAC certs, and a valid driver's license.

Qualifications

• Minimum 5+ years in multifamily or facilities maintenance.
• EPA 608 Universal certification required.
• HVAC certification or license with hands-on repair skills.

Responsibilities

• Lead and develop on-site maintenance team; assign work orders and train technicians.
• Perform and oversee skilled repairs to HVAC, plumbing, electrical, appliances, ensuring code compliance.
• Own the unit-turn process end-to-end: scope, schedule, quality-check, and move-in-ready units.
• Build and manage preventive maintenance programs for mechanical systems and life-safety equipment.
• Manage maintenance budget with Property Manager; obtain bids and control costs.
• Schedule and supervise outside contractors; verify insurance and pricing.
• Conduct property inspections; document and remediate issues.
• Administer on-call rotation and after-hours escalation.
• Maintain accurate records in the PM system (work orders, PM schedules, inventory).
• Support capital projects with in-house construction team.
• Model courteous service to residents and uphold standards.
