Job summary

APIS MANAGEMENT GROUP LLC is seeking an experienced Maintenance Supervisor for an Augusta-area property. You will lead the on-site maintenance team, manage work orders, oversee unit turns, and ensure safety and high-quality repairs.

Responsibilities include supervising HVAC, plumbing, electrical work, coordinating with vendors, and maintaining budgets. Must have HVAC certification and 3+ years in multifamily maintenance; strong organizational and on-call readiness required.

Qualifications

• 3+ years of maintenance experience in multifamily housing, with prior supervisory experience preferred.
• HVAC certification required (EPA Type II or Universal Certification)
• Hands-on experience installing HVAC systems, not just repairing them
• Strong working knowledge of plumbing, electrical, and general apartment maintenance
• Valid driver’s license and reliable transportation
• Ability to lift 50+ lbs and perform physical labor in varied conditions
• Strong organizational skills and ability to manage a team and multiple priorities
• Available for on-call emergency rotation

Responsibilities

• Lead, schedule, and supervise the on-site maintenance team
• Manage the work order system, ensuring timely and quality completion of resident service requests
• Oversee unit turns to meet move-in ready timelines and standards
• Perform and delegate repairs across HVAC, plumbing, electrical, appliances, and general carpentry
• Install, repair, and replace HVAC systems and components as needed
• Conduct regular property inspections (common areas, grounds, amenities, vacant units) to identify and resolve issues proactively
• Manage preventive maintenance programs for major building systems, including HVAC
• Maintain inventory of maintenance supplies and equipment; manage the maintenance budget
• Select, schedule, and oversee third-party vendors and contractors for specialized repairs and capital projects
• Ensure compliance with safety standards and local/state building codes
• Participate in an on-call rotation for after-hours emergencies
• Communicate regularly with the Property Manager on maintenance status, budget, and staffing needs
