Job summary

TAM Residential is seeking a Lead Maintenance Technician for Foster Creek in Tukwila, WA. You will oversee maintenance operations, perform repairs, oversee preventative maintenance, and respond to emergencies to keep apartments and common areas safe and welcoming.

Ideal candidates have apartment maintenance experience, can lead and train staff, and excel at safety, cleanliness, and resident service. The role requires on-site work with regular scheduling and on-call duties.

Qualifications

• Previous experience in apartment maintenance required.
• Proficiency with maintenance tools, equipment, and repair techniques.
• Strong organizational and time management skills to prioritize work orders and projects.
• Strong attention to detail and ability to meet deadlines.
• If job duties require a vehicle or golf cart, must maintain a valid driver’s license, an acceptable driving record, and current auto insurance.

Responsibilities

• General Maintenance: plumbing repairs, electrical work, painting, drywall, carpentry, appliance repair.
• Operations: respond to service requests quickly, stay on-call, inspect property systems, maintain shops and inventory, train staff, supervise use of tools.
• Safety and Compliance: enforce safety standards, store chemicals properly, maintain MSDS, keep logs, perform weekly inspections, ensure safe practices.
• Administrative: maintain inventory, update work orders in software, present a professional appearance and interactions with residents, coworkers, and vendors.
