Job summary

TAM Residential is seeking a Maintenance Technician for Foster Creek in Tukwila, WA. You will perform repairs, maintenance, and unit turnovers, respond to on-call requests, and coordinate with contractors to keep the community well maintained and safe.

Ideal candidates have experience in apartment maintenance, knowledge of plumbing, electrical, HVAC, and carpentry, and a keen eye for safety and resident service.

Qualifications

• Previous apartment maintenance experience is required.
• Proficiency with maintenance tools, equipment and repair techniques.
• Ability to safely manage a physical workload and meet deadlines.
• Strong attention to detail and reliability under pressure.

Responsibilities

• Complete resident work orders and repairs promptly and efficiently.
• Estimate time, materials, and scope of repairs when needed.
• Respond to maintenance needs across HVAC, electrical, plumbing, appliances, carpentry, and more.
• Coordinate work by outside contractors when required.
• Ensure compliance with laws, including Fair Housing regulations.
• Perform preventive maintenance across systems and facilities.
• Inspect vacated units, document renovations, and restore make-ready status.
• Promote safety and proper work practices on-site.
