Job summary

SunRidge Management Group is seeking a Lead Maintenance Technician for a full-time, on-site position in Gainesville, TX. You will ensure a clean, safe living environment, mentor maintenance staff, and proactively resolve issues to preserve property value and resident satisfaction.

The role requires 3+ years in multifamily maintenance, leadership ability, and CPO & HVAC certifications, with weekend and on-call availability. Proficiency in OneSite/Yardi and MS Office is expected.

Qualifications

• Minimum 3 years of experience in multifamily property maintenance or a related field.
• Proven leadership and organizational skills, with the ability to manage staff and daily operations effectively.
• Strong understanding of state lease forms, Fair Housing laws, and the Property Code.
• Proficient in property management software (OneSite and/or Yardi) and the Microsoft Office Suite.
• Excellent interpersonal, communication, and customer service skills to interact with residents, vendors, and staff.
• Ability to multitask and adapt in a fast-paced, deadline-driven environment.
• Required CPO & HVAC certifications.
• Must be available to work 40 hours per week, including weekends, and participate in a rotating on-call schedule for emergencies.

Responsibilities

• Operational Oversight: maintain inventory, monitor hazardous conditions, label shutoffs, and keep areas clean.
• Leadership & Training: train/mentor maintenance staff and lead safety meetings; manage service requests and budget awareness.
• Maintenance Coordination: schedule preventive maintenance, 24-hour response for work orders, coordinate with external vendors.
• Resident Relations: ensure timely responses, conduct move-in/move-out inspections, promote high resident satisfaction.
• Compliance & Reporting: maintain records, report to corporate, ensure licensing and safety compliance.
