Job summary

Vivmark Residential seeks a Lead Maintenance Technician to maintain and enhance apartment living experiences. You will diagnose and repair HVAC, electrical and plumbing systems, train junior techs, and ensure properties stay safe and rental-ready with timely maintenance and preventive tasks.

Qualifications

• 3+ years of experience in maintenance work, including knowledge surrounding HVAC repair, Plumbing, Electrical, and General Maintenance repair work.
• A valid driver's license.
• HVAC (CFC certifications required or willingness/desire to learn).
• On-call schedule in rotation with the team each month.
• Ability to communicate with team members and residents for customer service.
• Ability to read and understand policies including Maintenance policies.
• Ability to identify cleaning chemicals, SDS knowledge, PPE usage.
• Knowledge of PPE and proper usage.
• Basic understanding of emergency systems, shutoffs and operations.
• Knowledge of paint types and paint tools.

Responsibilities

• Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry and safety systems.
• Assist with creating and organizing work orders and general maintenance tasks.
• Complete assigned work orders and repairs in a timely manner.
• Ensure vacant apartments and car garages are rent-ready with turnkey work.
• Train, mentors and oversee Maintenance Tech I/II.
• Conduct apartment Preventative Maintenance (PM).
• Inspect grounds and buildings daily to identify maintenance needs.
• Maintain safety culture by following Vivmark safety policies.
• Perform Hot Works (brazing, soldering, welding) per Vivmark standards.
