AvalonBay Communities is seeking a Lead Maintenance Technician who thrives on innovation, excels in problem-solving, and is committed to providing residents with an extraordinary living experience. As a Lead Maintenance Technician, you will ensure the safety, comfort, and functionality of our properties. Your expertise will be vital in maintaining and enhancing residents' living experiences. Responsibilities include diagnosing problems, making repairs, and ensuring timely completion of service requests. Specific duties include:

• Diagnose and repair HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware, masonry, painting, water features, and waste management systems.
• Organize and complete work orders and maintenance tasks according to company standards and schedules.
• Prepare vacant apartments and garages for occupancy, including cleaning, repairs, and cosmetic work.
• Train and oversee Maintenance Technicians I and II.
• Perform preventative maintenance and inspect grounds daily.
• Uphold safety standards and follow all safety policies and procedures.
• Perform hot works such as brazing, soldering, and welding as per standards.

You Have

• At least 3 years of maintenance experience, including HVAC, plumbing, electrical, and general repairs.
• A valid driver’s license.
• HVAC certification (CFC) or willingness to obtain it.
• Flexibility to participate in an on-call rotation.
• Strong communication skills for interacting with residents and team members.
• Ability to understand policies, safety data sheets, and chemical applications.
• Knowledge of PPE and emergency systems.
• Basic painting and maintenance knowledge.
