Job summary

Cottonwood Residential in Charlottesville, VA is seeking a Lead Apartment Maintenance Technician for 5 Row Apartments. You will supervise maintenance tasks and perform repairs in plumbing, electrical, carpentry, and respond to after-hours service calls with the Service Manager.

Required EPA Type II or Universal certification; CPO is a plus and a valid driver’s license. Must be able to lift 50 lbs, walk/stand long periods, and work evenings/weekends with English communication skills.

Qualifications

• English communication to interact with customers and read company paperwork.
• Lift up to 50 lbs and be able to navigate stairs and elevation changes.
• Ability to stand and walk for extended periods and work evenings/weekends.
• On-call availability for after-hours emergencies with Service Manager support.
• Perform repairs including plumbing, electrical, and carpentry tasks.
• EPA Type II or Universal certification is required.
• CPO certification is a plus.
• Valid driver’s license is required.

Responsibilities

• Read, write, and speak English to communicate with customers and staff.
• Perform repairs in plumbing, electrical, carpentry and property grounds.
• Respond to after-hours emergencies with guidance from the Service Manager.
• Coordinate with maintenance team to prioritize tasks and safety.
• Ensure compliance with safety manuals and operating procedures.

Qualifications & Required Experience of a Property Maintenance Technician

• Ability to read, write, and speak English to communicate with customers, process Company paperwork, and interpret safety and operating manuals and procedures.
• Must be able to move, carry, reposition, or lift items weighing up to 50 lbs.
• Ability to walk and stand for long periods of time.
• Ability to climb stairs, ladders, scaffolds, and ability to navigate elevation changes while maintaining balance.
• Frequent need to sit, stoop, kneel, crouch, crawl, bend, push/pull, and ability to navigate difficult terrain and access small areas.
• Ability to work standard community hours, including evenings and weekends.
• Ability to work as an on-call technician and provide after-hours emergency service with the support of the Service Manager while following Company standards.
• Perform repairs that may include, but are not limited to, plumbing, electrical work, and general carpentry work related to household, building, and property grounds repairs.
• EPA certification Type II or Universal is required.
• Considerable experience troubleshooting HVAC.
• CPO certification is a plus.
• Valid Driver's License is required.
