Job summary

Cottonwood Residential is seeking a Lead Apartment Maintenance Technician for 5 Row Apartments in Charlottesville, VA. The role requires hands-on maintenance across plumbing, electrical, and carpentry, with a focus on safety and quality.

You will work standard community hours plus evenings and weekends and be on-call for emergency service, reporting to the Service Manager. EPA Type II or Universal certification is required; a valid driver's license is essential.

Qualifications

• Must read, write, and speak English to communicate with customers, process Company paperwork, and interpret safety manuals and procedures.
• Lift up to 50 lbs and perform physical tasks.
• Walk and stand for long periods; climb stairs, ladders, and navigate elevations.
• Work hours including evenings and weekends; on-call for after-hours emergencies.

Responsibilities

• Perform repairs in plumbing, electrical, and general carpentry for homes, buildings, and grounds.
• Read and follow safety manuals and procedures; ensure quality, safety, and compliance.
• Respond to after-hours emergencies with Service Manager support and maintain company standards.

Cottonwood Residential is hiring! We are looking to add a Lead Apartment Maintenance Technician to our team at 5 Row Apartments in Charlottesville, VA.

Qualifications & Required Experience of a Property Maintenance Technician

• Ability to read, write, and speak English to communicate with customers, process Company paperwork, and interpret safety and operating manuals and procedures.
• Must be able to move, carry, reposition, or lift items weighing up to 50 lbs.
• Ability to walk and stand for long periods of time.
• Ability to climb stairs, ladders, scaffolds, and ability to navigate elevation changes while maintaining balance.
• Frequent need to sit, stoop, kneel, crouch, crawl, bend, push/pull, and ability to navigate difficult terrain and access small areas.
• Ability to work standard community hours, including evenings and weekends.
• Ability to work as an on-call technician and provide after-hours emergency service with the support of the Service Manager while following Company standards.
• Perform repairs that may include, but are not limited to, plumbing, electrical work, and general carpentry work related to household, building, and property grounds repairs.
• EPA certification Type II or Universal is required.
• Considerable experience troubleshooting HVAC.
• CPO certification is a plus.
• Valid Driver's License is required.
