Job summary

Cottonwood Residential is hiring a Part‑Time Apartment Maintenance Technician to join our team at 5 Row Apartments in Charlottesville, VA. Weekend and on‑call rotation availability is required!

Responsibilities include performing repairs such as plumbing, electrical, and carpentry related to the property. EPA Type II/Universal preferred; CPO a plus; a valid driver’s license required.

Qualifications

• Must be able to read, write, and speak English to communicate with customers, process paperwork, and interpret manuals.
• Must be able to lift items weighing up to 50 lbs.
• Ability to walk and stand for long periods of time.
• Ability to climb stairs, ladders, scaffolds, and navigate elevation changes.
• Frequent need to sit, stoop, kneel, crouch, crawl, bend, push/pull, and navigate difficult terrain.
• Ability to work evenings and weekends.
• On-call technician and after-hours emergency service duties.
• Perform repairs including plumbing, electrical work and carpentry.
• EPA Type II or Universal is preferred.
• HVAC troubleshooting experience preferred.
• CPO certification is a plus.
• Valid Driver's License is required.

Qualifications & Required Experience of a Property Maintenance Technician

• Ability to read, write, and speak English to communicate with customers, process Company paperwork, and interpret safety and operating manuals and procedures.
• Must be able to move, carry, reposition, or lift items weighing up to 50 lbs.
• Ability to walk and stand for long periods of time.
• Ability to climb stairs, ladders, scaffolds, and ability to navigate elevation changes while maintaining balance.
• Frequent need to sit, stoop, kneel, crouch, crawl, bend, push/pull, and ability to navigate difficult terrain and access small areas.
• Ability to work standard community hours, including evenings and weekends.
• Ability to work as an on‑call technician and provide after‑hours emergency service with the support of the Service Manager while following Company standards.
• Perform repairs that may include, but are not limited to, plumbing, electrical work, and general carpentry work related to household, building, and property grounds repairs.
• EPA certification Type II or Universal is preferred.
• Considerable experience troubleshooting HVAC.
• CPO certification is a plus.
• Valid Driver's License is required.
