Cottonwood Residential is seeking a Part-Time Apartment Maintenance Technician for 5 Row Apartments in Charlottesville, VA. Weekend and on-call rotation availability is required, with duties including repairs across plumbing, electrical, and carpentry within our community.

Qualified candidates will read and communicate in English, lift up to 50 lbs, climb stairs and ladders, and provide after-hours service with the Service Manager.

Qualifications

• Must be able to communicate in English with customers and handle paperwork.
• Physical ability to lift up to 50 lbs and perform maintenance tasks.
• Ability to work evenings, weekends, and on-call emergencies.
• Experience with plumbing, electrical, and carpentry related to apartments.
• EPA Type II or Universal certification preferred.
• CPO certification is a plus.
• Valid driver's license is required.

Responsibilities

• Perform repairs including plumbing, electrical, and carpentry tasks.
• Maintain safety and operating procedures in the community.
• Work after-hours emergencies with the Service Manager.
• Support property grounds and routine maintenance across the community.

Qualifications & Required Experience of a Property Maintenance Technician

• Ability to read, write, and speak English to communicate with customers, process Company paperwork, and interpret safety and operating manuals and procedures.
• Must be able to move, carry, reposition, or lift items weighing up to 50 lbs.
• Ability to walk and stand for long periods of time.
• Ability to climb stairs, ladders, scaffolds, and ability to navigate elevation changes while maintaining balance.
• Frequent need to sit, stoop, kneel, crouch, crawl, bend, push/pull, and ability to navigate difficult terrain and access small areas.
• Ability to work standard community hours, including evenings and weekends.
• Ability to work as an on‑call technician and provide after‑hours emergency service with the support of the Service Manager while following Company standards.
• Perform repairs that may include, but are not limited to, plumbing, electrical work, and general carpentry work related to household, building, and property grounds repairs.
• EPA certification Type II or Universal is preferred.
• Considerable experience troubleshooting HVAC.
• CPO certification is a plus.
• Valid Driver's License is required.
