Job summary

Cottonwood Residential is seeking a Lead Apartment Maintenance Technician for 5 Row Apartments in Charlottesville, VA. You will oversee maintenance tasks, respond to repair requests, and ensure safety and quality across the community.

The role requires HVAC troubleshooting experience, EPA Type II or Universal certification, and a valid driver’s license. On-call availability, weekends, and strong communication with residents and the Service Manager are essential.

Qualifications

• Must be able to read, write, and speak English to communicate with customers, process Company paperwork, and interpret safety and operating manuals and procedures.
• Must be able to move, carry, reposition, or lift items weighing up to 50 lbs.
• Ability to walk and stand for long periods of time.
• Ability to climb stairs, ladders, scaffolds, and navigate elevation changes while maintaining balance.
• Frequent need to sit, stoop, kneel, crouch, crawl, bend, push/pull, and navigate difficult terrain and access small areas.
• Ability to work standard community hours, including evenings and weekends.
• Ability to work as an on‑call technician and provide after‑hours emergency service with the support of the Service Manager while following Company standards.
• Perform repairs that may include, but are not limited to, plumbing, electrical work, and general carpentry work related to household, building, and property grounds repairs.
• EPA certification Type II or Universal is required.
• Considerable experience troubleshooting HVAC.
• CPO certification is a plus.
• Valid Driver's License is required.

Responsibilities

• Perform repairs that may include, but are not limited to, plumbing, electrical work, and general carpentry work related to household, building, and property grounds repairs.
• Respond to maintenance requests and coordinate with the Service Manager for after-hours emergencies.
• Oversee routine and preventive maintenance to ensure safety, comfort, and property value.
• Assist in supervising maintenance tasks across the community and mentor junior technicians.
