Job summary

AvalonBay is seeking a Lead Maintenance Technician in Carrollton, TX. You will diagnose and repair a wide range of building systems to keep residents safe and comfortable, while mentoring junior techs and ensuring timely completion of work orders.

You must have 3+ years of maintenance experience, HVAC/Plumbing/Electrical skills, and a valid driver’s license. An on-call schedule and strong customer service are required.

Qualifications

• 3+ years of maintenance experience, HVAC, plumbing and electrical work.
• Valid driver’s license required.
• HVAC (CFC certifications) or willingness to learn.
• On-call schedule in rotation monthly.
• Strong communication with residents and team.
• Familiarity with policies (Key Control, Turnover, Emergency).
• Knowledge of PPE and proper chemical handling.
• Basic understanding of emergency systems and operations.

Responsibilities

• Diagnose and repair HVAC, electrical, plumbing, appliances, carpentry and related systems.
• Create/organize work orders and complete maintenance tasks.
• Ensure vacant homes and garages are rent-ready promptly.
• Train and mentor Maintenance Technicians I & II.
• Conduct preventative maintenance on units and facilities.
• Inspect grounds and buildings daily for needs.
• Follow safety policies and maintain incident-free culture.
• Perform hot works (brazing, soldering, welding) per standards.
