Job summary

AvalonBay Communities in Florida is seeking a Lead Maintenance Technician to oversee repairs and maintenance across apartment homes. You will diagnose and fix HVAC, electrical, plumbing, and appliance issues, manage work orders, and help ensure homes are rent-ready and safe for residents.

The role requires 3+ years in maintenance, HVAC certs or willingness to learn, and the ability to mentor junior technicians. On-call rotation and strong customer service are essential.

Qualifications

• 3+ years of experience in maintenance work, including HVAC, plumbing, electrical, and general maintenance.
• A valid driver's license.
• HVAC (CFC certifications required or willingness to learn).
• Ability to accommodate an on-call rotation.
• Ability to communicate with residents and associates for customer service.
• Ability to read and follow maintenance policies including Key Control and Turnover policies.
• Knowledge of PPE and chemical handling.

Responsibilities

• Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, and other systems.
• Assist with creating and organizing work orders and complete assigned repairs promptly.
• Ensure vacant apartments and garages are rent-ready in a timely manner.
• Train and oversee Maintenance Technicians I and II.
• Conduct preventive maintenance and inspect grounds and buildings daily.
• Maintain safety culture and follow AVB safety policies.
• Perform hot works within AVB standards when applicable.
