The role supervises maintenance operations, manages work orders, unit turnovers, and contractor performance to ensure safety, functionality, and curb appeal.

We value an on-site leader with 5+ years of apartment maintenance, strong repair skills, and HVAC/CFC certification. Weekend/on-call availability is required.

Qualifications

• 5+ years of apartment maintenance experience.
• Leadership or supervisory experience preferred.
• HVAC/CFC certification strongly preferred.
• Ability to read, interpret and oversee contractor scopes.
• Valid driver's license and reliable transportation.
• Physically capable of extensive mobility and outdoor work.
• Willingness to work weekends and on-call rotation.

Responsibilities

• Lead and oversee daily maintenance operations for the community.
• Assign and prioritize work orders to ensure timely completion.
• Perform and supervise appliance repairs, carpentry, plumbing, electrical, drywall, and painting work.
• Troubleshoot and resolve HVAC-related issues (HVAC & CFC certifications preferred).
• Oversee and inspect work performed by outside contractors.
• Ensure quality control and adherence to safety standards.
• Coordinate and complete unit turnovers efficiently.
• Maintain inventory of tools, equipment, and supplies.
• Participate in and manage the after-hours on-call rotation.
• Maintain professional and positive resident relations.
